How Much Does Buyer Rewards™ Cost?

Buyer Rewards™ has no upfront fees. You will never pay anything to your agent until you successfully close on a home. The standard commission structure works as follows:

Plan A

(Most Common)

The seller pays the full 3% buyer's agent commission at closing. This is the customary arrangement in San Diego and how most transactions work. You pay nothing directly to your agent.

Plan B

(Occasional)

The seller offers a reduced commission (for example, 2.5%). The difference would come from your closing costs. You would know this before writing an offer and can factor it into your decision.

Plan C

(Rare)

The seller offers no buyer's agent commission. This is uncommon because sellers know it reduces buyer interest. If this situation arises, we discuss it before you make an offer.

What Offer Strategies Work in San Diego's Market?

Not all offers are created equal. We use four primary offer strategies, selected based on market conditions, competition level, and how much you want the property.

We provide data on what homes in your target neighborhoods are actually selling for relative to asking price. This information guides which strategy makes sense for each property, so you're not guessing.

All-In Offer

Your strongest possible offer—the price at which you could sleep at night even if someone outbid you by $1,000. This strategy is used when you've found your dream home and want to maximize your chances of winning.

At-Asking Offer

Offering exactly the listed price. A moderate approach suitable when competition is lighter or you're testing the seller's flexibility.

Strong Offer

Above asking price but not your absolute maximum. Competitive while leaving some negotiating room.

Below-Asking Offer

Used strategically when market data supports it—for example, when comparable homes have sold below asking or a property has been on market for an extended period.

What Happens During Escrow?

Escrow is the period between your accepted offer and receiving your keys. During this time, multiple processes happen simultaneously to ensure the transaction closes smoothly.

Your initial deposit—typically 1-3% of purchase price—demonstrates serious intent. A higher EMD signals stronger commitment to sellers. This money becomes part of your down payment at closing.

Your lender provides guidance on protecting your financial qualification. Do not buy a car, open credit cards, or make large purchases during escrow—these actions can affect your loan approval.

A professional inspector examines the property's condition. This is your responsibility as the buyer but protects you from unexpected issues. If problems are discovered, we can renegotiate terms.

The lender orders an appraisal to confirm the property's value supports the loan amount. With Buyer Rewards™, our preferred lenders cover this cost (typically $700-$800).

You'll receive legal disclosures about the property's condition, history, and any known issues. We review these together and ensure you're comfortable with all information.

Lenders require proof of insurance before closing. Shop for coverage early in escrow to avoid last-minute delays.

Once inspections, appraisal, and loan approval are satisfactory, you remove contingencies—signaling you're committed to completing the purchase.
